Northwestern Memorial Hospital
R.M. Chin & Associates, Inc. (CHIN) provides owner’s representation services for Northwestern Memorial Hospital’s Lake Forest Master Campus Plan. CHIN is serving as the subconsultant in all phases of this project, where CHIN’s team of Ben Mikulcik (Senior Project Manager) and Ayla Abiad (Project Manager) assist Northwestern’s construction department. This three-phase project includes a new parking garage, new hospital pavilion wings, and renovation and reconfiguration of the existing structure. All phases are expected to be completed in approximately four years.
Phase One – New Parking Garage
The construction of a new parking garage is underway, marking the first of the four phases. The structure will be four stories to accommodate approximately 880 vehicles, featuring a relocated helistop. This structure will add convenience, located adjacent to the hospital’s central plan. The new garage is expected to be completed in 2024. During this phase, the CHIN team will perform project oversight for the garage as the client directs.
Phase Two – Pavilion Expansion Wings
In 2026, two new expansion wings to the hospital are anticipated for construction. These will house the campus’s new Emergency Room and Food Service departments while providing an additional 90+ beds. Power Construction will serve as the construction manager-at-risk (CMAR) for this project phase alongside CHIN’s role as owner’s representative.
CHIN will be responsible for all aspects of the project, including organizing available resources and overseeing the project team on behalf of the client. Our team will coordinate design meetings with users, review the design for compliance with the client’s requirements and regulations, and track and maintain the project schedule and budget. CHIN will also administer contracts and invoices and anticipate addressing critical issues to ensure the project’s success.
Phase Three – Existing Hospital Renovation
The final two phases of this project involve the renovation of 70 percent of the existing hospital. A challenge of this project will be relocating multiple departments while meeting healthcare guidelines, which will include an accelerated pace of a three-month complete move.
This phase will include renovation to the pharmacy, radioactive waste storage, respiratory therapy, construction of the new south entry, imaging for the Emergency department’s support, and a 24-bay Emergency Department Ambulance Garage. Due to the large scope of work involving most hospital departments, infection control will be critical for CHIN throughout this project phase.
