FPDDC Mayslake Hall Exterior Rehabilitation
R.M. Chin & Associates, Inc. (CHIN) provided full-time onsite owner’s representative services, construction management, and project management for the Forest Preserve District of DuPage County’s (FPDDC) Mayslake Peabody Hall (Mayslake Hall) Exterior Rehabilitation. Mayslake Hall was constructed in 1921 and is on the National Register of Historic Places. The team ensured that maintaining the building’s original character was a top priority.
The scope of work included all facades and roofs of Mayslake Hall and its breezeway connection to the Retreat Wing structure.

Our Expertise
Our expertise allowed us to understand the details and historical sensitivity of the building components. We modified the window restoration sequence for storm and interior window removal and restoration to allow winter work to proceed efficiently, contributing to on-time project completion. Mockups were coordinated, reviewed, and approved for the exposed aggregate concrete patio, window and door sashes, and timber/stucco components. We monitored field work as parts of the building were exposed to adapt to existing conditions, as no historic drawings were available.
Our Services
CHIN provided daily reports, coordinated and documented progress meetings, reviewed and processed change orders, and monitored the project schedule and cost control.
Challenges and Solutions
The brick is odd-sized, and the required quantities did not warrant a brick run. Bricks from non-visible building locations were used to match visible repairs. Over time, the slate roof was previously repaired to include textured and thick slate tiles. The new slate is too bright, so the project team identified sources of reclaimed slate tiles.
