R.M. Chin & Associates, Inc. (CHIN) provides owner’s representation services for Northwestern Memorial Hospital’s Lake Forest Master Campus Plan. CHIN serves as the subconsultant in all phases of this project, and CHIN’s team assists Northwestern’s construction department. This three-phase project includes a new parking garage, new hospital pavilion wings, and renovation and reconfiguration of the existing structure.
Site Constraints
Constraints include demolition of the parking lot, maintaining hospital operations, utility relocation, and seismic retrofit of the adjacent building. The integration of seismic design with existing structures, extensive BIM/VDC coordination, and a phased garage build to support the new pavilion addition.

Challenges & Solutions
The demolition of surface parking will be needed to accommodate construction. Temporary parking arrangements will be prepared. Additionally, Seismic integration will be implemented. BIM clash detection will be used across new and existing MEP/structural systems.
